A retiring couple were keen to return to the county of their childhood, having been farmers elsewhere for several decades. They’d lived in their previous residence for over forty years and hadn’t bought or sold a property for at least that long, so they were very aware that the market had changed considerably in that time. They needed guidance to understand their options, and they also wanted to have someone local doing some legwork whilst they were sorting out the sale of their farm. They turned to Stacks because they knew we could provide them with the help they needed.
Having lived and worked in farming for most of their lives, they were very keen for their next home to offer the space and freedom they were used to. Exercising their dogs, enjoying the country air, and going for lovely walks without having to use a lead were top of their list of requirements, amongst other things. With that said, though, they were also keen to future proof their purchase by ensuring they were rural but not isolated.
However, those weren’t their only requirements. They were also keen to be able to enjoy walks along the coast, and even be near enough to do a bit of sailing for a day too. And the area needed to appeal to older children to ensure they would want to visit and spend time there as well. The couple were aware that they had a healthy but not excessive budget, and yes, this was quite a wish list. Just the sort of challenge we love at Stacks!
As is usually our first step, we looked in detail at the pros and cons of various locations to weigh up where to start. We were very keen to do our best to match both their lifestyle aims and activity needs, whilst still balancing the price of properties in the area. Having made a few suggestions, it became clear through further discussion that their needs could be met with a more rural location, and this helped us to redirect our efforts slightly west of our initial search area.
Having discussed our clients’ requirements in detail and developed a good understanding of what they were looking for, our detective work paid off. We discovered a lovely property located at the end of a no-through-lane, which opened on to bridleways and footpaths. Nestled quietly away in a small but sociable hamlet, it was ideal, with ten acres of manageable water meadow to go with it too that guaranteed the privacy, space, and tranquillity they were looking for. And to top that off, a bustling county town was just a few miles away and the sea was but thirty minutes’ drive.
We got the green light to go ahead and initiated a survey, negotiated a purchase price, and worked hard on our clients’ behalf to secure a hefty reduction. We then saw the purchase through and were delighted to hand the keys over and help the couple move in.
