Mr and Mrs S were looking to move from a village in the Reading area and had just missed out on a house that they were very keen to buy. Mrs S grew up in the South West and was keen to bring up her young family in Devon, and send them to Blundells School.
They were looking for a 5 – 6 bedroom house, in a rural position, large garden, views, land for ponies, office space and close to the right schools and a mainline station.
The area around Tiverton lies to the North of Exeter and West of Taunton in the scenic and sought after Exe Valley. Tiverton Parkway provides a fast link to London if needed, and it is only 30 minutes form Exeter. There is a wide range of housing stock both rural and in popular villages. A beautiful place to live and to be within easy reaches of the rest of Devon.
The first property of interest was a listed thatched farmhouse, with 12 acres, views and close to Exeter. However, the land was sloped, and the house itself had an impractical layout that would cost money to improve. As it was at the top of the budget range already this didn’t make sense.
Armed with this knowledge we soon found a much more practical house; an Old Vicarage within the Blundells local fees discount zone, with a good sized garden, outbuildings and a farmer who was happy to rent the adjoining field for the ponies.

The family moved in shortly after their offer was accepted, as the vendors had moved away for their work, and the property was sold with vacant possession.
