Needing to get ahead of the pack, having a Buying Agent swung in our favour.

Why they came to Stacks

Mr & Mrs M had sold their business and home and were moving into rented accommodation whilst they house hunted in two of Stacks’ areas.  They realised they needed Stacks to cover the ground, and get them into property early in the frantic property market.

What they were looking for

Whilst technically ‘downsizing’, in reality this meant an easier property to live in, not necessarily getting any less sqft.

What the local area offer could offer

The clients knew the area, and eventually settled on staying nearer their grown children in Northamptonshire or North Buckinghamshire.  The exact setting and which village was open to exploration, but the perfect combination of community, property and price were in high demand and going fast.

How Stacks helped

Their Regional Director for Buckinghamshire, Rachel Johnston, says “In a frantic market, ‘getting in there first’ is not necessarily a magic bullet.  In this instance, the ideal property was picture-perfect advertising for the agent, and the vendor was equally keen that its marketing reached the widest audience, so negotiations could not begin until it had been featured in Country Life!

It attracted a huge interest from around the country, and there was a protracted bidding process – which involved managing nerves, information and strategy.

When the agent confirmed that we were the preferred purchaser, even though we were not the highest bid, I was thrilled to hear that it was specifically because of what Stacks could bring to the conveyancing process.”

The happy outcome

Mr & Mrs M say Whilst we thought Rachel would simply find us our next home, we had no idea at the level of involvement to help secure our home:  from the offer and numerous emails before acceptance, through guidance on when and when not to increase the bid (although as with everything, it was our choice), to dealing with the elderly vendors their agents and both sets of solicitors.

The whole process was flawless with minimum stress on our part.

Once the offer was finally accepted, Rachel went over and above, helping the elderly vendors complete forms, provide them with information and help explain the process and time frames to reduce their stress as well.

The house we have moved into was in high demand and with a number of offers for the vendors to choose from. We firmly believe that without Rachel and her skilled negotiation we would not have secured the property.”

How Stacks made a difference

Stacks’ clients are frequently chosen ahead of the competition, even in bidding wars, and even when not putting the most £ on the table.  We smooth the entire process for everyone involved – you, the vendor, the agent and the professionals involved.

This may be particularly helpful to those re-entering the property market for the first time in a long time, but all our clients – be they families or singles, locals or incomers – comment on ‘what else’ we added to their house hunt –  beyond the obvious – and those bits are often what they are most grateful for!

Why not discuss your particular property hunt today and understand more on how we help reduce stress whilst getting you in to the right home. Contact your local Regional Director to find out how more on how they help people just like you.
