Take the plunge,” advises James Greenwood, managing director of the buying agency Stacks Property Search. “Lack of supply is driving buyers nuts, so any decent new property will be favourably received — but whatever you do, don’t be tempted to overprice.”

“Once you’ve made an offer, there’s only one direction the price is going to go, and that’s up — so don’t start too high,” Greenwood advises. “If you are offering on a new development, negotiate hard and be prepared to walk away if the deal isn’t good enough,” he adds. “There are plenty of alternatives and, unlike the rest of the market, the new-build sector is oversupplied, so there are bargains to be had.”
