Now’s the time to act
The summer holidays are behind you and it’s now downhill to Christmas (sorry to use the ‘C’ word when you’ve only just got over getting the children back to school or returned to work after a well-earned break).
With only four months to go, now is the time to take action if you want to find and secure your new home before everyone packs up for the festive season. And if you need to sell in order to buy, then time is of the essence!
According to Rightmove, the average time from agreeing a sale to completion is currently 13 weeks, with eight weeks being the average time to secure a buyer.
If you have yet to come to the market, not only does this need to become an urgent priority, but you also need to ensure you’re instructing the right agent, as you’ll need to find a buyer quicker than average to be able to move in before Christmas.
That said, it’s important not to rush into any hasty decisions – look before you leap! Make sure any offer you accept is genuine and can be verified; don’t necessarily just go with the highest figure – either agent’s market appraisal or buyer’s offer.
At the same time, you need to be actively searching for your new house and making sure that you have the necessary finances in place. Again, it takes time to find the right property, agree an offer, have a survey done, get your mortgage approved, respond to points from your solicitor, exchange and complete on your new home.
You don’t want to rush into a hasty decision, which could turn into a costly mistake just because you are in a hurry to move this year.
