Help and advice on buying property in St Albans

and the surrounding villages

If you are considering moving to St Albans or the surrounding villages, Stacks Buckinghamshire can provide invaluable advice to ensure that you get the right house, for the right price, in the right location, on the best terms and with the minimum of stress.

St Albans is the most complete town in this part of Hertfordshire. It has a cathedral, Roman ruins, a proper high street, excellent schools, fast trains and enough going on at weekends that you don’t feel you’ve given anything up by leaving London. That combination is hard to find and explains why the market here is so consistently competitive.

Trains from St Albans City station reach London St Pancras International in around 20 minutes, with services continuing to Farringdon. For buyers working anywhere on the Thameslink corridor:- St Pancras, Farringdon, Blackfriars, London Bridge then the commute from St Albans is genuinely one of the best in the Home Counties.

State schools are among the best in the county. St Albans Girls and Loreto College are high-performing schools for girls, Verulam is well-regarded for boys, and the top mixed comprehensives include Marlborough, Beaumont and Sandringham. On the independent side, St Albans School for Boys and St Albans High School for Girls are both well-established and highly regarded.

The city itself has real character. Verulamium Park with its Roman walls, open water and meadows, sits right on the edge of the centre, and the Cathedral quarter is one of the most handsome urban environments in the Home Counties. The market on Wednesdays and Saturdays is busy and genuinely local.

Property is varied, from period townhouses and historic cottages to modern family homes and apartments, the mix of character properties and contemporary residences makes it ideal for families and professionals seeking a balance of history and modern convenience. The conservation area around the cathedral and Clarence Park, and the roads off Sandpit Lane close to the station, are consistently the most sought-after. Competition for school catchment properties is real and worth understanding before starting a search.

Why Buckinghamshire Continues to Attract London Leavers

Gerrards Cross consistently features in the top ten places to live in the UK. Situated just outside the M25 with rail commuting times of around 26 minutes to London Marylebone, it is also a predominantly rural area with 89% green belt — a combination that produces a waiting list of buyers rather than a surplus of stock.

The railway arrived in 1906 and transformed Gerrards Cross from an agricultural town to a commuter hub. Grand houses with large gardens appeared along wide, tree-lined streets, many of which are still very much intact today. The common at the heart of town, with its pond and play areas, gives it a village feel that larger towns struggle to match.

It is in the catchment for at least five grammar schools, and has a well-regarded selection of independent schools including Maltmans, St Mary’s and Thorpe House. The high street punches well above its weight for a town of its size, with boutique independents, an Everyman cinema and a solid selection of restaurants.

For buyers arriving from London, Gerrards Cross often feels immediately familiar with its  café culture, the school run energy and the weekend pace they were hoping for, without the prices being quite as eye-watering as prime South West London. That said, it is not cheap. Five-bedroom detached houses range from £800,000 to £2m and the best roads, particularly those around the common and are rarely see open-market sales. The village of Fulmer, just to the south, is one for buyers who want extra privacy and something with a bit more land.
