Off Market

The majority of homes we buy are found ”off market” I would say circa 60 to 70% of everything we help buy is found before coming to the open market but usually (not always)  through our contacts and channels amongst the selling agents community. 

Most recently we found a house in Manaton, Dartmoor that had yet to be brought to market. We were the first people to be introduced to it and to get through the door and were able to secure the house with complete exclusivity. The agents involved know how Stacks work and know that the chances of the transaction being successful are much higher when selling to a buyer that we represent. 

We have a fantastic reputation amongst all estate agents and are looked upon more favorably than a normal unrepresented buyer as they know that any transaction that we are involved in will be expedited and be much smoother than if they were to sell to Joe Blogs or an ”unknown quantity”. 

The average time for a purchase to take to exchange when we are involved is likely to be halved in comparison to the national average. In some instances, we can help ensure an exchange within a matter of one or two weeks if need be. (Or days in exceptional circumstances) 

We not only help manage the transaction but we ensure exceptional local solicitors (where possible) are appointed that go over and above to ensure the timescales are delivered. The solicitors we work closely with are far more accountable and keen to impress given the benefit of a continuing working relationship with Stacks. 

Ed also hears about houses before estate agents even get appointed. Most recently I have been approached by a seller who wishes to sell a ”key house” on the waterfront in one of our harbor towns and is keen to avoid going to the open market to be as discrete as possible. So I have a wonderful opportunity for one of my clients to see this with complete knowledge we are the first and only to get a look. I can’t share anymore as this is a live situation but gives a good example of the opportunities that come our way.
