Frustrated house purchasers looking for property in Suffolk can cut out much of the hard work by contacting Gillie and Anthony Pearce who head up Stacks Property Search and Acquisition’s new office based in the south of the county, near the border with Essex.
Gillie Pearce of Stacks Property Search says, “People are increasingly using buying agents’ services as a matter of course, and are becoming more aware of the importance of being professionally represented. The current property market is confused, valuation is difficult, and good properties hard to find. For buyers, having a buying agent working on their behalf is more valuable than ever before.
Gillie and Anthony are well acquainted with the challenges of relocating having been in the business of selling properties in the south of France to UK buyers for over 15 years including everything from derelict wrecks to beautifully renovated stone farmhouses and large chateaux. They have now relocated back to the beautiful county of Suffolk, which they know well.
Gillie Pearce says, “Our job was all about finding our buyers the perfect property. We helped them through the whole process from finding to completion and beyond, ironing out any problems that arose and making sure that the sale didn’t fall through because of lack of communication. The completion failure rate is currently around 33% in England, but the successful transaction rate for clients of Stacks Property Search is 97%.
“We’re excited to be bringing this expertise back to the UK. Our purpose is to take away the legwork of the search, make sense of the local market, and to help clients secure the very best property to meet their lifestyle and requirements at the best possible price. This not only means negotiating on behalf of clients but also carrying out extensive due diligence and research in order to process the purchase through to exchange of contracts and ultimately completion.”
South Suffolk is characterised by picture post card rural villages and historic market towns, such as Long Melford, Lavenham (voted the best maintained medieval village in UK), Stoke By Nayland , Kersey and Hadleigh. The vibrant historic town of Bury St Edmunds in mid Suffolk has a burgeoning food scene and a wealth of quality properties.
The popular town of Hadleigh with a population of around 9,000 can be found on the Essex/Suffolk border just 10 miles from Ipswich, 15 miles from Colchester and approximately 70 miles from London. It is maybe one of East Anglia’s best kept secrets with its excellent nearby transport links to the A12 and A14, together with access to main line rail stations in Ipswich, Manningtree (55 mins to Liverpool St and 50 mins to Stratford for the City) and Colchester which makes for convenient commuting. In 2018 it was voted ‘one of the best places to live’ in the Sunday Times.
Prices north of the Suffolk / Essex border are around 15% – 20% lower than in Essex. In Bury St Edmunds you can expect to find large detached townhouses from as little as £450,000, and rural detached homes with a little land from £500,000. For those whose budget won’t extend to Essex, Suffolk, with its excellent transport facilities, glorious countryside and great value is becoming an attractive alternative. London buyers from areas such as Islington, Finsbury Park, Stoke Newington and Highbury increasingly heading north of the Essex border, swapping one-bedroom flats for a family home. The market is busy, despite the Brexit effect, but prices are stable in a market where demand and supply are largely matched.”
