April 2016 – Happy anniversary!
In April I celebrate 5 years with Stacks and I have to say I really enjoy it (apart for the terrible quarterly meetings!).
Two of my three new clients have had offers accepted. One will be relatively easy as there is no chain. The other is via ‘Purple Brick’. On line agents do not understand the role of the ‘Search agent’. For a start there is no-one to explain to the vendor why we may want to view their house and so they feel slightly miss led when we turn up and not the potential buyer. If it then proceeds there is no-one to hold the vendors hand so we end up having to advise them as well! This is not our role. We only buy houses on behalf of our clients – we do not sell houses!
It will be interesting to see if the Chancellors extra 3% stamp duty on second homes or properties bought to let will make any real difference to those markets. On the enquires I have had it seems not. There may be a slight reduction in price to take this into account but again I think this will be minor.
