South Northamptonshire is one of the Secret Shire’s best-value corners: big enough for real choice, small enough that everywhere still feels like countryside.
Centrally placed, well connected and quietly beautiful, it takes in several market towns and more villages than you can count. So the real question is rarely whether to look here, it is where in it suits you. This page is here to help you get your bearings across the area, then point you to the right town. Once you have narrowed it down, I know every corner of it.

The questions people ask me most about the South Northants area.
Very good, and in more directions than most people expect. For London, you can pick up fast trains to Euston from Northampton and Milton Keynes, with a quieter option at Long Buckby, or run into Marylebone from Banbury on the western side, all under an hour. The other way, Coventry, Birmingham and Rugby are easy. By road the M1 runs down the eastern edge and the M40 sits to the west, so you are rarely far from a fast route, and Birmingham, Luton and East Midlands airports are all within about an hour.

If you would be on the western side, Living on the Chiltern Line covers Banbury and Bicester into Marylebone, and there is no station anywhere in South Northants, so that page answers the question most people arrive here with. For the roads, Living along the M1 runs down the eastern edge and Living along the M40 down the western, and this area is the bit in between.
Generally, yes. You are buying comparable countryside and comparable homes for meaningfully less than just over the border in Bucks or Oxfordshire, which is a big part of why the area has such a long reputation for value, and for downsizers making their money work harder. You get the M1 and Milton Keynes on the doorstep without paying Milton Keynes or Home Counties prices.

Strong, and with real choice.
There are well-regarded state primaries and secondaries across the area, and depending where you settle the Warwickshire and Buckinghamshire grammars can be within reach. For independents you are spoilt: Stowe, Rugby, Wellingborough, Beachborough and Winchester House among others are all close.

Towcester is the historic heart of the area, an old Roman market town on the A5 with independent shops, the Bell Plantation, and Silverstone and its motorsport economy right on the doorstep (a real draw if you or your business are in that world).
The villages to the south and east, places like Whittlebury, Blakesley, Abthorpe and out toward Stoke Bruerne, give you chocolate-box countryside with the town and Milton Keynes close by. Suits anyone wanting a proper market town with easy MK access.

Brackley sits closest to the Cotswolds, honey-coloured stone and antique shops, Magdalen College School, and the Mercedes F1 team just up the road. The stations at Banbury and Bicester put Marylebone and Oxford within reach, and the surrounding villages, Greatworth, Helmdon, Syresham and out toward Sulgrave, have that soft Cotswold-edge feel.
Suits those after the prettiest stone-village end of the patch, with Oxford access.
Note: HS2 runs through this corner of the county. Which villages it genuinely affects, and for how long, is not something a listing will tell you, so ask me before you get attached to a house rather than after.

To the west, Daventry is a quieter market town with a conservation-area centre and country park, and some of the area’s most sought-after villages around it, Staverton, Badby, Ashby St Ledgers and Welton among them.
Long Buckby station is close for the Euston line, and the M1 and M45 make road travel simple.
Suits buyers wanting premium villages, space and road access at gentler prices.

Banbury is technically Oxfordshire, but it sits so close to the border that it is very much part of the same patch.
It gives you a bigger town, Castle Quay, a lively events calendar, and a genuine rail hub with fast direct trains to Marylebone and Birmingham, plus honey-coloured villages like Bloxham, Adderbury and Deddington nearby.
Suits those wanting more town on the doorstep and the Marylebone line.
