Regional Information for property in Rutland

Looking for property in Rutland; living there

Rutland is a wonderful part of the country; gloriously rural and not over-populated. Thus for those seeking to escape the hubbub of city life, but still needing access to the larger conurbations via an easy commute, buying property in Rutland is an ideal location to set down roots.

The county has two main market towns – Uppingham and Oakham –  which are surrounded by stunning countryside and a charming collection of satellite villages. Being the smallest county in the country, it’s no surprise that it has remained pleasantly rustic and friendly. However, it has also fiercely retained its individuality and independence, and this sense of identity is heartening.

Rutland offers the whole family package

What is it about property in Rutland that draws people in? In a nutshell, it:

  • Offers a peaceful, rural lifestyle
  • Has excellent schools
  • Benefits from good transport links
  • Is very friendly and relaxed
  • Is breathtakingly beautiful

But of course behind all of those wonderful qualities, it is a county that has the substance needed to enjoy an excellent standard of living too.

Families have the choice of two outstanding independent schools – Oakham School and Uppingham School. But across the county education is offered to a very high standard and produces some of the best exam results in the country.

First off, Rutland Water – the largest manmade reservoir in the UK – is quite a draw for tourists and locals alike. Water sports such as sailing, canoeing, and windsurfing are certainly very popular. However, across the whole area are superb opportunities to take in stunning views during a walk or cycle. And we recommend you visit Barnsdale Gardens, Rockingham Castle gardens, and Fineshade Wood.

For history buffs, Rutland offers lots to entertain. Two great examples are Lyddington Bede House, which was once the medieval wing of a palace built for the Bishop of Lincoln, and Oakham Castle, which was built in the late twelfth century.

The Rutland County Show each year exhibits the area’s successes in farming. However, those who enjoy something a bit different may be interested to learn that the Nurdling World Championships are held each year in Stretton; Nurdling being a traditional game of Rutland created in medieval times.

For those who love boutique style shopping and interesting independent stores, Uppingham and Oakham have lots to offer. Plus the Uppingham Antiques Centre may help you idle away a few hours if that’s your sort of thing. In addition to this, Oakham also hosts a market every Wednesday and Saturday, which sells all sorts of local treats such as meat pies, cheeses, and artisan breads.

Oakham has a station on the East Midlands Train line, which runs to Birmingham New Street, Stansted Airport, Leicester, and Peterborough. The road network provides easy access to the A1 connecting drivers to Stretton, Stamford, Grantham, and Newark-on-Trent. And the A47 runs across the county to link Uppingham to Peterborough and Leicester. Near Oakham, the A606 also facilitates easy access to Melton Mowbray and Nottingham. And finally, East Midlands Airport is only an hour’s drive from Oakham.

Looking for property in Rutland

It has to be said, Rutland is sought after and getting a chance to view a property requires flexibility and patience if you’re simply following the online property sites rather than talking to us.

If you’re seeking a little convenience to shops, then Oakham and Uppingham are ideal places to start your hunt. You’ll be in for a treat, for you’ll have the choice of all sorts of architectural styles and ages of property; everything from Georgian houses, to thatched homes, to stone cottages, to red brick terraces. And of course new developments are built from time to time as well, which offer all the mod cons you can think of.

However, if you’re seeking a more rural lifestyle, Rutland has a plethora of pretty villages to choose from. Names to investigate include: Braunston in Rutland, Cottesmore, Egleton, Seaton, Exton, Empingham, Langham, Lyddington, Manton, Ridlington, Barleythorpe, Ashwell, North Luffenham, and Bisbrooke.

The great thing is, there really is something for everyone in Rutland. Growing families, downsizers, first buyers, retirees, and city escapers. Great amenities, easy commutes to key locations, market buzz, and superb value for money.

How can we help?

To understand if buying property in Rutland is right for you, Charlie Rearden, our local Regional Director for the area, will always spend time carrying out an initial consultation with you. This can be face to face, but obviously geographical constraints can make this hard so meetings via Skype/Zoom are very productive too. Once Charlie has a clear idea of what you’re looking for, and why, he will then be able to offer you:

  • The best properties to suit your budget and taste
  • The best lifestyle to suit your interests
  • The easiest access to maintain and enjoy family connections

However, it’s worth noting that as a property finder we help not only with your house hunt but we also oversee the purchase process all the way to completion. And in taking on this role, we thus remove many of the troublesome obstacles you may encounter e.g. organising surveyors, conveyancers, and tradespeople.

If you’d like to discuss your plans, or find out more to understand how property in Rutland might just be the place for you to settle, then give Charlie a call on 01780 678770 or 07779 261744
