What can British homeowners do to recession-proof their life?

Sara Ransom, a buying agent from Stacks Property Search, has seen more of her London clients taking in lodgers recently. “You’re talking about people in the £800,000 to £2 million price bracket,” she says. “They’re stretching to buy a bigger house now, rather than in five years’ time, to save on paying stamp duty and moving costs twice. They need to earn a bit to ease the mortgage and running costs.
“Quite often it’s younger families with one or two babies; they will rent the room in the loft to a student.”
Ransom recommends buying houses with a lower-ground floor and separate entrance, loft conversions or a studio at the end of the garden.
She says students are ideal. “They don’t pay top dollar, but they’re away in the holidays so they’re not a permanent fixture. New graduate lawyers, bankers and traders are also good – they’re working all hours, so they’re not around much and they’re not going to be party mad: they’ve got to get up at the crack of dawn.”
If lodgers don’t have their own kitchen, Ransom suggests giving them set hours to use yours, when the family isn’t dining.
