Preferences can vary with cultural norms, but new build properties are no longer soul-less, and an with the trend to totally revamp a property whilst leaving its period façade in place, a ‘new build’ in 2019 need not look like a new build!  Traditionally, period property has consistently outperformed new build in terms of desirability and price. But we’re beginning to see the tide turn, with a whole range of buyers preferring new to old.

But as developers become more inventive, regulations become stricter and developments improve, more buyers are opting for new build.

In towns and cities, instead of featureless blocks with hundreds of duplicate units, developers are designing interesting blocks with inventive layouts, higher specs, excellent soundproofing, and a range of on-site facilities such as shops, concierge, creche, cinemas and communal space.

The maintenance and eco-credentials of new builds are attracting young and old alike, both for the ease of living and responsible attitude to one’s impact on the planet.

In villages and out in the countryside, new developments of 2 or 3 houses are a popular choice for those whose instincts are still to avoid ‘estate living’.

A good new build therefore will demonstrate good EPC ratings and electric car charging points.  New builds other than apartment blocks should be looking to build in sustainability, including rainwater harvesting, air-source heat pumps, etc.

For investors, too, new builds that demonstrate quality built-in will be increasingly attractive, lowering maintenance costs.  Parents buying for student children opt for new for the same reason.
