“2024 didn’t live up to expectations in terms of turnover of stock, but the daffs are now out and activity is picking up. Imminent interest rate falls should give the Spring the kick it needs to get confidence rebuilding and you may now be competing with cash-rich Americans of course!
The disconnect between buyers and sellers last year is still in evidence, with stock that didn’t shift all taking big pricedrops in the early part of the year, and a good deal of ‘haven’t I seen that before’ stock being brought back to market, not necessarily reduced however. Appropriately priced stock has competing bids which keep the prices met or exceeded, and as each country property is a unique proposition, and the circumstances of vendor and buyer will be likewise a bespoke blend, headlines about national houseprice fluctuations are next-to-useless in setting your expectations on what you can offer for a property.

Energy-efficiency will become ever-more attractive.
Despite uncertainty, life moves on and you need to be in the right property. All in all, the fundamentals have not changed – do your research, buy best-in-class, and get on with the next phase in your lives.”
